Commercial Landscaping & Maintenance in Greenville, SC
Your property’s grounds are the first thing tenants, residents and customers see. One Contractor for Maintenance and Improvements
Most commercial landscapers mow, trim and leave. When your property needs more — standing water in the parking lot, erosion on a slope, a dead irrigation zone — you end up finding, vetting and scheduling a second contractor.
Palmetto’s Finest is a licensed, insured, full-service landscape contractor. Our crews handle routine grounds maintenance, and our design-build team handles drainage, hardscape, irrigation and lighting work. That means one point of contact, one vendor to manage, and a crew that already knows your property when a problem shows up.

Services Built for Commercial Properties
Commercial properties have needs a residential lawn never will. Beyond the standard maintenance scope, our commercial accounts get three services specific to how larger properties operate.

Detention & Retention Pond Cleaning
Stormwater ponds only work when they’re kept clear. We remove the sediment, debris and overgrowth that stop a pond from draining the way it was designed to — so your site stays compliant and your parking lot stays dry.

Snow & Ice Management
Winter weather doesn’t hit the Upstate often, but when it does, a closed parking lot or an icy entrance is a liability. We keep lots, walkways and entrances cleared and treated so your property stays open and safe.

Seasonal Annual Installs
Rotating seasonal color at entrances, signage beds and other high-visibility spots, changed out through the year. It’s the first thing tenants and visitors notice, and the easiest way to keep a property looking cared for.

Why drainage matters on commercial property
Standing water and erosion are more than eyesores. They damage pavement and foundations, create slip hazards and lead to tenant complaints. Our drainage-first approach finds where water is going and fixes the cause, not just the symptom — and that includes the detention and retention ponds most commercial sites depend on.

Commercial Landscaping FAQs
What does commercial landscape maintenance include?
Typically mowing, edging, trimming, pruning, mulch or pine straw, weed control, leaf removal and seasonal cleanups. Commercial accounts can also add seasonal annual installs, detention and retention pond cleaning, and snow and ice management, along with turf care, irrigation checks and hardscape maintenance as needed.
Do you work with HOAs and property management companies?
Yes. We work with HOA boards, community managers and property management companies, and can provide written scopes, proposals and certificates of insurance for board review.
Can you handle drainage problems on a commercial property?
Yes. Stormwater and drainage is one of our core services. We handle grading, French drains, catch basins and downspout routing to keep water away from buildings, pavement and walkways.
Do you clean detention and retention ponds?
Yes. Detention and retention pond cleaning is part of our commercial maintenance offering. We clear out the sediment, debris and overgrowth that keep a stormwater pond from draining properly, so it keeps doing the job it was built for.
Do you offer snow and ice management?
Yes, for commercial accounts. When winter weather comes through the Upstate, we keep parking lots, walkways and entrances cleared and treated so your property stays safe and accessible.
Do you offer services beyond maintenance?
Yes. Every service we offer homeowners is available to commercial clients, including retaining walls, hardscapes, irrigation, outdoor lighting, landscape design and installation.
Are you licensed and insured?
Yes. Palmetto’s Finest is a licensed, insured full-service landscape contractor. Certificates of insurance are available on request.
How is commercial landscaping priced?
Maintenance is usually priced as a monthly or annual contract based on property size, service frequency and scope. Improvement projects are quoted separately after a site visit. We provide a clear written proposal either way.
When should we request a bid for next year?
Fall is ideal. Most HOAs and property managers finalize budgets and contracts for the coming year in the fall and early winter, and bidding early gives you time to compare proposals.
